Getting Your Home Ready To Sell

In many cases, a potential buyer will be impressed by the exterior of a home, and will judge the interior based on this first impression. In order for your home to show well it needs to be clutter free and give the overall impression of being clean and well maintained. 

One of the services I can provide to prospective seller’s is to have a home stager come in and advise the seller on small improvements/repairs they can make on their home in order to maximize the sale price of their property. They stager will make some suggestions on layout of furniture, colours, styling, lighting and artwork.

Some examples of how you can enhance the curb appeal of your home:

  • Remove clutter from the yard, porch, walkways, driveways and play areas.

  • Patch grass and trim and clean up flower beds, tidy up compost areas.

  • Consider repainting front door and trims.

  • Power wash decks and walkways.

  • Re-caulk any windows that need it.

Your home should be clean, organized and neat in order to achieve the best possible price. Some suggestions on improvements you could make to the interior of your home:

  • Clear out excess furniture to give a feeling of space and allow traffic to flow unimpeded.

  • Organize closets and remove as much as possible.

  • Repair any loose or cracked walks with compound and paint.

  • Check stairs for loose floorboards & banister.

  • Thin out family memorabilia.

Kitchens and bathrooms are the best place to invest time and money to insure a timely sale. Clean appliances, cupboards, countertops, tile and grout, mirrors, switch plates, and repair dripping faucets

Home Inspection A professional pre-inspection can be made on behalf of the potential sellers. The inspection will disclose any flaws or faults in the home and is particularly useful in helping to obtain a firm offer rather than an offer that is conditional upon home inspection.

Showings Make sure everything is spotless and the house smells welcoming. Remove pets, put new soap in all the soap dishes, buy some plants, turn on lights and make sure the thermostat is set at a comfortable temperature.
